Since early January of 2026, we have had squatters at 1221 N 88th St. As a nearby resident, I expect you have at least seen the cars with covered windows, expired tags or broken windshields. You may have also seen the enormous increase in foot traffic from 2 AM – 5 AM, or the increase in lime bikes and scooters on our streets.
What you may not have seen or be aware of is that it appears that they are using the home for prostitution, drug dealing and possibly drug manufacturing.

Some brief history before going into some of the activity at the property. Maple Leaf Property Management is handling managing the rental property. They handed the keys to the squatters prior to ANY payment going through and failed to evict at a trial that occurred in June 2026.
So what can you do? If illegal activity is confirmed at the residence, the property owner can file an expedited 3-Day Notice for Waste, Nuisance or Illegal Activity. This comes into play when the resident commits or permits waste upon the demised premises, or when he or she sets up or carries on thereon any unlawful business, or when he or she erects, suffers, permits, or maintains on or about the premises any nuisance.
However, the Seattle Police Department seems hesitant to take action unless there is irrefutable proof of the illegal activity. This generally will require THEM observing something and taking action. The best way to do that is to report on their activity. That includes calling 911 if you see a crime in progress. Calling the non-emergency line (206-625-5011)to report any activity that you think is illegal, like prostitution, drug dealing or drug manufacturing. The squatters have recently added multiple dogs to the property, with one neighbor observing one left in a crate outside. If you see any signs of animal abuse report it by calling 206-386-7387 or clicking here.
Everyone should also be contacting our city council member, Deborah Juarez via email (Debora.Juarez@seattle.gov) and phone (206-684-8805). Let her know that you suspect the squatters at 1221 N 88th St are committing crimes on and via the property, and that you would like the police to investigate.
As the townhouse is only a block away from Robert Eagle Staff Middle School, I would also recommend contacting the Seattle School Board at schoolboard@seattleschools.org as dozens of children walk directly next to the wall of the squatters townhouse, including right next to where the soil tested positive for fentanyl.
